Checking the house before buying

A pre-purchase home inspection is an important process that can help you avoid legal and technical problems in the future.

Here are the main stages of the check:

1. Legal verification

  • Verification of property rights. Make sure that the seller is the legal owner of the house and has all the necessary documents, including the title deed and technical passport for the house.
  • State registry. Check the house in the state register of real rights to real estate for encumbrances (mortgages, arrests, litigation).
  • Land documents. If the house is attached to a land plot, check the availability of land documents and its intended use.
  • Debts. Check whether there are any debts for utilities or taxes that may be transferred to the new owner.
  • Check for unauthorized construction. Make sure that all extensions, additions and other changes to the house have been properly registered.

2. Technical inspection

  • The technical condition of the house. Involve an engineer or construction expert to check the foundation, walls, roof, insulation, and the condition of utilities (electrical wiring, water supply, sewerage).
  • Utilities. Check the operation of the heating, water supply, electricity, and gas supply.
  • Thermal efficiency. Assessing the condition of the house’s thermal insulation will help you to find out about future heating costs.
  • Possible defects. Detection of cracks, moisture, mold, which may indicate problems with the house (foundation, roof, waterproofing).

3. Checking for compliance with legal regulations

  • Compliance with the project documentation. All elements of the house must comply with the project documentation and building codes.
  • Environmental restrictions. Find out if there are any industrial facilities or sources of pollution near the house.

4. Checking the location

  • Infrastructure. Assess access to important facilities (shops, schools, transportation routes).
  • Assessment of the neighborhood. Find out about the neighborhood’s reputation, crime rate, neighbors, and amenities.

5. Checking the purchase and sale agreement

  • Analysis of the terms of the contract. Legal analysis of the purchase and sale agreement to make sure that all the terms are transparent and meet your interests.
  • Notarization. The house purchase and sale agreement must be concluded with a notary and registered in the state register of property rights.

6. Evaluation of the house

  • Market value. Invite an independent appraiser to determine the real value of the house to avoid overpayments.
