How to Re-register a Land Plot

Registering ownership of a land plot is an important legal procedure that requires compliance with a number of legal steps. Re-registration may be necessary due to sale, gift, inheritance, or other grounds for change of ownership. In this article, we’ll explain how to properly re-register a land plot in accordance with the current legislation of Ukraine.

Grounds for Re-registering a Land Plot

Re-registration may be based on the following:

  • Sale and purchase of the land plot

  • Donation or exchange

  • Inheritance

  • Amendments to title documents (error correction, area clarification, etc.)

All grounds must be documented in accordance with the Civil Code of Ukraine and the Land Code of Ukraine.

Steps to Re-register a Land Plot

1. Document Check

You must ensure you have the following documents:

  • state land ownership act or extract from the State Register of Property Rights;

  • cadastral number of the land plot;

  • documents confirming ownership or usage rights.

If the cadastral number is missing, it must be obtained by submitting documents to the Administrative Services Center (CNAP) or via the online portal of the State Land Cadastre, in accordance with Article 79-1 of the Land Code of Ukraine.

2. Preparing Title Documents

Depending on the grounds for re-registration, the following documents must be prepared:

  • sale-purchase, donation, or exchange agreement (notarized);

  • certificate of inheritance rights;

  • court decision or local government resolution.

All legal acts must be notarized as required by Article 209 of the Civil Code of Ukraine.

3. Registration of Ownership

After signing the agreement, the new owner must submit the documents to a state registrar or notary to register ownership in the State Register of Property Rights to Real Estate.
Registration is carried out within five working days according to the Law of Ukraine “On State Registration of Property Rights to Real Estate and Their Encumbrances.”

4. Amendments to the State Land Cadastre (if needed)

If discrepancies are found in the plot boundaries, area, or cadastral number, changes must be made in the State Land Cadastre. This is done via CNAP or online, with submission of land management technical documentation.

Cost and Timeframes

The cost of re-registration depends on the type of transaction, land plot area, and whether technical documentation is required. On average, the process takes from 5 to 30 days.
