Dividing an apartment into two or more separate apartments

Owners of large apartments often need to divide them into several smaller apartments. Moreover, this is a fairly popular way of investing in Ukraine when an investor buys a large apartment, then divides it into several smaller ones and alienates it.

Often, the problem with a separate entrance is solved by organizing a vestibule. In order for the new kitchens and bathrooms to function, in addition to additional waterproofing of the floor, it will be necessary to organize ventilation to remove moisture and steam/smoke outside the apartment.

The procedure of division

The procedure for dividing an apartment into separate ones differs depending on whether there is any interference with the load-bearing structures.

If the division of the apartment involves a change in the configuration of the load-bearing walls, this is a type of construction work for which it is necessary to obtain the necessary permits, and upon completion of such construction work, it is necessary to put the facilities into operation.

The basis for dividing an apartment into two or more separate apartments without interfering with the load-bearing structures is a conclusion on the technical feasibility of division, which is provided by engineers with the relevant qualification certificates.

In both cases, the result of dividing the apartment into separate ones is an extract from the Register of Real Property Rights, which confirms the owner’s rights to each of the newly formed apartments and which already reflects the new technical indicators of the new real estate objects.

You are the owner of a 5-room apartment No. 1 on Khreshchatyk Street in Kyiv with a total area of 200 square meters. You want to rent it out or sell it in parts, because there are always more buyers for smaller apartments and they are easier to sell.
