Is it possible to build two residential buildings on one land plot?

The issue of building two residential buildings on the same land plot often arouses curiosity and controversy. On the one hand, there is no direct rule prohibiting this.

However, in practice, obtaining permits for the construction of a second residential building on a plot where there is already one is a difficult task.

Current legislation stipulates that only one residential building can be located on one land plot. This rule is associated with a number of technical, social and environmental standards aimed at ensuring proper living conditions, access to infrastructure and environmental protection.

What if there is a place for construction and a need for a house?

If you need to build a second house on an existing land plot, there are several possible solutions:

1. Division of the land plot

The first option is to divide the existing land plot into two separate parts. To do this, you need to carry out the appropriate geodetic work, obtain new cadastral numbers for each of the newly formed plots and formalize them in accordance with applicable law. After that, you will be able to build a new residential building on a free plot.

2. Designing a second house as a guest house or summer kitchen

The second option is to register the second house not as a main residential building, but as a guest house or summer kitchen. This approach allows you to bypass some bureaucratic restrictions and save time on obtaining permits. It is important that this object does not contradict the architectural standards and building rules.
