Permission for Remodeling

Remodeling of premises in an apartment or non-residential building is a common practice among property owners. However, to carry out such work, it is necessary to comply with legal regulations and obtain the appropriate permit. What is Remodeling?

Remodeling is a change in the configuration of a room without affecting the building’s load-bearing structures. It may include:

  • demolition or construction of partitions;

Is a Permit Required for Remodeling?

According to State Building Norms (DBN), minor remodeling within an apartment that does not affect load-bearing structures or engineering networks may be performed without obtaining a permit. However, in some cases, approval from local authorities or the building management company is required.

If the remodeling affects load-bearing elements or changes the functional purpose of the premises, it is necessary to:

  1. Order project documentation from a certified architect or design organization.
  2. Obtain a technical assessment on the feasibility of the work.
  3. Register a notification or obtain a permit from the State Inspection of Architecture and Urban Planning (DIAM).
  4. Make changes to the technical passport after completing the work.

  • fines according to the Code of Administrative Offenses of Ukraine;
  • an obligation to restore the premises to its original state;
