Permit for the construction of a gas station

The construction of a gas station requires careful adherence to urban planning, environmental and fire safety regulations. One of the key stages of such a project is obtaining a construction permit. 1. Requirements for the land plot

Before obtaining a permit for the construction of a gas station, you need to make sure that the land plot meets the requirements:

  • Designated purpose – according to the Classifier of types of designated purpose of land, the land plot must be suitable for the location of a fuel and energy facility.
  • Urban planning documentation – it should be checked whether the location of the filling station is provided for in the General Plan of the settlement, detailed plan of the territory or zoning.
  • Sanitary and environmental restrictions – it is necessary to comply with the requirements for the location of gas stations at a safe distance from residential buildings, kindergartens, hospitals and other sensitive facilities.

2. Obtaining urban planning conditions and restrictions

The next step is to obtain urban planning conditions and restrictions (UPC) from the relevant urban planning and architecture authority. They define the boundary parameters of the development, distances to other objects, height and density of the development.

3. Development of project documentation

The design documentation for the filling station shall be developed in accordance with DBN B.2.3-5:2018 “Highways” and other applicable construction standards. It should include:

  • General plan of the territory;
  • Architectural and constructive solutions;
  • Engineering networks;
  • Environmental impact assessment (if necessary);
  • Fire protection measures in accordance with DBN B.2.5-56:2014.

4. Obtaining an expert opinion

The project is examined for compliance with building codes, environmental and fire safety requirements.

5. Registration of a notification or obtaining a building permit

Depending on the class of consequences of the object:

  • CC1 – it is enough to submit a notice of commencement of construction works to the State Inspection of Architecture and Urban Development (SIAU).
  • CC2, CC3 – it is necessary to obtain a construction permit (through the SACI).

6. Start of construction

After obtaining the permit, you can start construction work in accordance with the approved project and technical specifications.

7. Putting the gas station into operation

Upon completion of the construction, it is necessary to obtain a certificate of readiness for operation. This includes:

  • conducting a technical inspection,
  • checking the compliance of the construction with the project documentation,
  • obtaining the necessary certificates from the fire and environmental services.
